The decision to purchase a home is a landmark life event that creates a variety of legal requirements.

An offer to purchase a home must be in writing and will be framed in a contract of purchase and sale. If a seller accepts and signs an offer, it becomes a binding and enforceable contract by either party. In other words, if either party breaks any of their promises (breaches the contract), the other party may be in a position to sue for damages or sue for specific performance (a court order to carry out the terms of the contract).
